Pocklington New Street Development

This was our first large development, transforming a victorian School in a vibrant East Yorkshire town into a very desirable small development for town centre living.

Site seen, bid and bought....

We saw this lovely building several times a week as Paul passed it on the way to the gym and saw the sor sale sign, thinking "I wonder who's going to buy that?" then thought "well why dont we??".

So, we spoke to our architect anddrafted a few schemes, worked out the figures and came up with a proposal, that we tendered to East Riding Council, and lo.... we won the tender.


OK we thought, better get a power team together, sharpish! We had a great relationship with our builder partner, Lofthouse builders and managed to raise funding, through private investors who funded the purchase and initial development to a stage where we could sell the 1st phase of plots to buyers, many of whom, were investors who were looking for Buy to Let properties in Pocklington.

Roof off, refurb and renovate;

The next phase was to convert the old building into some characterful new homes.

The existing shell was sound, our design required the retention of the front facade onto New St, so that people could appreciate the historic story of the street scene and its sensitive restoration into its new use as much needed housing.

The school building was converted into 2 two bedroom and 2 three bedroom homes with 1st floor rooms in the large roof void.

Final phase,new builds.

The last phase, was to build a pair of 3 bedroom semi detached houses and finish the externals.

Completed within 17 months and all sold at completion, we are very proud of this development and have received commendation from local people who have complimented us on a sensitive restoration of a much loved building in the town and restored, what was an eyesore on the street for many years.
